Own a $500K Pipeline in a $100B+ Industry
Why We're Hiring
Catalyst is growing. We're building from ~$5MM in annual revenue toward ~$1MM in new business this year. We already have a strong base in student housing - this role is not about that. We're hiring to win new ground in multifamily, build-to-rent, senior living, and the corporate brands behind them: asset management firms, property management companies, and other real estate-adjacent businesses that need branding, paid media, SEO, and web development at scale.
We are hiring only one outside sales rep in a company of 15 people with over 150 active clients. You won't be one of a dozen reps competing over the same territory. You'll be the person driving Catalyst's growth into new verticals, working directly with our President and holding a real seat at the table on how we sell.
The Market Opportunity
This is a large, well-capitalized, and still-underserved market. Rather than spreading Catalyst's services across every vertical adjacent to real estate, this role is built to concentrate our services where they fit best - corporate multifamily brands and the firms that own and operate them.
- The U.S. property management services market is valued at roughly $88B in 2026 and projected to reach $106.6B by 2031 - multifamily is one of its largest and fastest-growing segments.
- The nation's top multifamily property managers alone oversee more than 4.1 million units across nearly 18,800 communities - a customer base large enough to sustain a specialized seller for years.
- PPC-driven leads convert to leases at 15.44%, the highest rate of any tracked channel, and professional SEO delivers roughly 32% higher rental income than self-managed SEO - proof points that make Catalyst's core services an easy case to sell on ROI.
- Multifamily supply hit a 40-year record in recent years, and institutional investors continue to treat multifamily as a stable, high-priority asset class - meaning the operators and asset managers behind these portfolios have both the budget and the incentive to invest in marketing that fills units faster.
What You Own
- A $500K pipeline of new business, plus access to a 19-year history of former clients primed for reselling
- A rate sheet of services with deals ranging from $15K to $25K in monthly recurring revenue across branding, paid media, SEO, and web development
- The full sales cycle, from the first "hello" to the final signature
- 3–5 top industry conferences per year, funded by Catalyst, to build your network and pipeline in person
- Support from a marketing team generating qualified leads, so cold outreach is one tool in your kit, not your entire job
- Direct email leads from our website contact form (3–5 per week)
- A comp plan with no cap and OTE of 2x base salary*
What Success Looks Like
- Build and maintain a $500K pipeline throughout the year, keeping warm leads moving and converting a meaningful share into Catalyst's $1MM new-business target
- Run a consultative, credible sales process with decision-makers at multifamily operators, asset management firms, and real estate-adjacent corporate brands
- Represent Catalyst at industry conferences, building relationships that turn into pipeline
- Partner directly with the President to shape territory strategy, pricing conversations, and go-to-market priorities as the comp plan and playbook evolve
Why You Succeed
- 2+ years of consultative, services-based sales experience, ideally in marketing, advertising, PropTech, or real estate services
- You're a closer. You're already closing 40% or more of the proposals you put in front of a client, and you're looking for a no-cap opportunity to grow
- You have a history of building your own pipeline — you don't just wait for leads to land in your inbox
- You're comfortable owning a number and reporting on it, without needing to be told how to get there
- You're fluid and fast with systems like Google Sheets, contract tools like PandaDoc, and negotiating deal points with spreadsheets and calculators
- You have experience with Salesforce or a similar CRM
- You can clearly articulate what you need from the internal team to sharpen presentation templates, client calculators, and competitive pricing to close deals
- You don't forget clients once the deal is signed — you know how to keep relationships long-term and check in over time to keep renewals on track
Bonus points:
- Existing relationships with multifamily operators, asset managers, or property management firms
- Experience selling marketing services to corporate real estate brands
Why Catalyst
- You'll report directly to the President. Your success is a top priority for the whole company
- A defined, differentiated service offering (branding, paid media, web, SEO, reputation management) sold on recurring monthly contracts, so you're building durable revenue, not one-off deals
- Sales enablement support and targeted marketing that feed your pipeline, rather than leaving you to generate 100% of it cold
- Funded travel to the industry's top conferences, 3–5 times a year
- Full benefits: medical/dental/vision, 401K match, HSA/FSA, paid parental and sick leave, EAP/LifeCare, paid volunteer time, and more
