Seasonal Turn Assistant

Compensation: Non-Exempt / Hourly
Reports To: Community Manager

Schedule: 40-hour work week, M-F with the ability to work up to 20-40 hours per week and on the weekends as required/needed, but not guaranteed, OR as outlined by the Property Manager.

Job Summary

Caliber Living is hiring Seasonal Turn Workers to support apartment turnover during peak move-in periods and ensure a smooth transition and positive first impression for new residents that meet company standards.

Key Responsibilities

  • Maintain overall property cleanliness by removing trash from grounds, buildings, and common areas
  • Power wash sidewalks, breezeways, and other common areas as needed
  • Clean and maintain amenity spaces daily, including the pool, dog park, clubhouse, fitness center, and leasing office
  • Clean vacant and empty apartments during turn
  • Assist with preparing units for move-in, including cleaning, light repairs, and basic maintenance tasks
  • Ensure all units meet established cleanliness and readiness standards prior to resident move-in
  • Work efficiently to complete high volumes of units within tight turn deadlines
  • Partner with the property management team to prioritize tasks and support daily turn workflow
  • Deliver, post, or distribute notices, newsletters, and flyers throughout the community
  • Follow all safety procedures and property policies at all times
  • Assist residents with basic customer service needs and general inquiries
  • Greet and assist prospective residents in person, by phone, and online
  • Conduct community tours and explain amenities, pricing, and lease options
  • Respond promptly to phone, email, and internet inquiries
  • Support leasing efforts by qualifying prospects, following up, and assisting with lease completion
  • Accurately record resident service requests and report issues requiring management attention

Schedule & Work Environment

  • Approximately 20 - 40 hours per week, Monday–Friday and on the weekends as required.

Qualifications

  • High school diploma or GED required
  • Basic computer skills (email, Microsoft Office; leasing software a plus)
  • Customer service, leasing, or student housing experience preferred

Work Environment

This role works in an office and community setting and may include exposure to vacant units or maintenance areas. Some physical activity is required, including walking the property, stairs, and light cleaning.
